Research Lofts offers unique opportunities for investors who are looking to build equity and create rental income.

Research Lofts has been approved for to reduced property taxes for the next 12 years

If the loft investor chooses to invest instead of living in their unit, the loft investor may rent their loft unit out to produce rental income which would allow the owner investor to receive Historic Tax Credits from the Federal government and State of Michigan. The investor can either use these credits themselves or Research Lofts can arrange for their purchase in advance.

Example: The loft investor purchases loft unit No. 1 for $142,000. They will typically be required to put 10% down as an investment property, or $14,200. As long as the unit is held for income producing purposes, i.e. for rent, the loft investor will qualify for a tax credit. This tax credit could be as high as $25,000 to be used over the next 5 years, and can be carried into years beyond. So if a loft investor buys a unit they will IMMEDIATELY create $25,000 in equity for the credit. If this interests you, please contact us.

Additionally, comparable lofts in the area have seen rapid appreciation in their resale value. Lofts initially purchased for $140/sf have sold for over $200/sf in less than 4 years. This is over a 10% increase in the value and equity in the property for each of the years.
